Subscribe to Property Online

To access Property Online (POL) you must sign a Property Online user agreement with Service Nova Scotia (SNS). Please follow the steps below to obtain a POL account.

The base monthly subscription fee is $99.65 plus tax. The base monthly subscription fee includes five hours of search time, additional time is charged at a rate of $19.93 per hour plus tax.

Property Online does not provide one time use or trial subscriptions. If you would like to try Property Online before you become a monthly subscriber please visit one of our Land Registration Offices. Property Online is available for use at Land Registration Offices on a half day basis, an access fee applies.

To Become a Subscriber:

Choose the appropriate user agreement from the list below and complete the agreement according to the instructions provided.

Send the completed agreement to the Property Online Administrator by fax at 902-424-0639 or by email at PropertyOnline@novascotia.ca.

User agreements are processed within 10 business days. You will receive your username and password by email once your account has been created. You may begin using Property Online as soon as you receive this email.

Types of Agreements

 

Description of Access

Query User Agreement

Allows the user to query land ownership and related property information.

Authorized Surveyor/PDCA User Agreement

Allows the user to query land ownership and related property information and submit Parcel Description Certification Applications (PDCAs) on behalf of parcel owners. A training course is required to become an Authorized Surveyor.

Authorized Lawyer User Agreement

Allows the user to query land ownership and related property information, electronically submit Parcel Description Certification Applications (PDCAs) and electronically submit Applications for Registration (AFRs). A training course through the NSBS is required to become an Authorized Lawyer.

NS Provincial Government Agreement

Allows the user to query land ownership and related property information. This agreement is only for employees of the Nova Scotia Provincial Government.

NS Municipal User Agreement

Allows the user to query land ownership and related property information. This agreement is only for use by Nova Scotia municipalities, municipal agencies and towns.

Make Changes to an Existing Account

Remove a User

To remove users from your account please use the Remove User Request Form. Fax or email the completed form to the Property Online Administrator at 902-424-0639 or PropertyOnline@novascotia.ca.

Add a User

To add users to your account please use the appropriate user agreement from the "User Agreement" list above. Fax or email the completed agreement to the Property Online Administrator at 902-424-0639 or PropertyOnline@novascotia.ca.

Change of Account Contact

To change the user designated as the "Account Contact" for your account, please use the Change of Contact Form. If the new "Account Contact" does not have a POL username Query User Agreement with the form.

Make Payment Changes

To make a change to the payment information we have on file please complete the appropriate Pre-Authorized Debit (PAD) agreement, marking the "Change to Existing" box at the top of the form. Payment agreements are available in the "Payment Agreement" section above. Fax or email the completed agreement to the Property Online Administrator at 902-424-0639 or PropertyOnline@novascotia.ca.

Cancel your Subscription

To cancel your account, please complete the Cancellation Form. Fax or email the completed form to the Property Online Administrator at 902-424-0639 or PropertyOnline@novascotia.ca. Accounts are cancelled on the last business day of the month in which we receive the completed form.

Definitions of Terms

Client: an individual or an enterprise which is a party to the Agreement.

User: an employee or associate, authorized to access POL under the terms and conditions of the agreement between SNSMR and the client.

Account Contact: the person designated by the client to have access to invoices, billing information and payment notices. The account contact will be authorized to view notices and reports in POL.

Authorized Lawyer: a lawyer who is subject to the Property Online user agreement and pre-authorized debit agreements required under Section 3 in the Land Registration Administration Regulations.

Authorized Surveyor: a practicing Nova Scotia Land Surveyor who is subject to the Property Online user agreement and pre-authorized debit agreement required under Section 3 of Land Registration Administration Regulations.

Query User: an individual which is a party to the Query Access Agreement.

Query Client: an enterprise which is a party to the Query Access Agreement.
