CMHC PRELIMINARY HOUSING STARTS, FEBRUARY 2018

Nova Scotia's housing starts (seasonally adjusted annualized rate) increased 18.2 per cent to 4,021 in February 2018 compared to 3,403 in January. The increase is reflected in the Halifax market, where housing starts increased 13.3 per cent to 2,533 starts in February compared to 2,236 in January.

Compared to February 2017, Nova Scotia housing starts were down 32.4 per cent cent and Halifax starts were down 36.5 per cent.

The six month average of housing starts has remained relatively flat in both Halifax and Nova Scotia through 2017 into the first months of 2018, albiet with some variability month-to-month. 

In urban areas, housing starts for multiples are generally higher than for singles with greater variability month-to-month. Starts for singles have remained steady over the last year, while multiples have declined. 

Nationally, housing starts increased 6.7 per cent in February 2018 to 229,740 compared to 215,260 in January. Housing starts were 9.9 per cent higher than in February 2017. 

Housing starts for the first two months of 2018 were up in Newfoundland and Labrador, Quebec, Ontario, Saskatchewan, Alberta and British Columbia compared to the first two months of 2017. Housing starts for January-February 2018 declined in Manitoba as well as each of the Maritime Provinces.
