TERANET-NATIONAL BANK HOUSE PRICE INDEX, JANUARY 2021

In January 2021, Halifax home prices as measured by the Teranet-National Bank House Price Index increased 0.4% from the previous month. Compared to a year earlier, home prices were up 16.9% in Halifax.

Looking at the 11-city composite of the Teranet-National Bank House Price Index, monthly resale home prices increased 0.3% month-over-month in January 2021. Monthly home prices were up in seven markets, led by the gains recorded in Hamilton (+2.0%) and Montreal (+1.0%). Monthly declines were observed in Winnipeg (-0.4%), Edmonton (-0.4%), Calgary (-0.2%), and Toronto (-0.1%).

Nationally, house prices increased 9.6% year-over-year in January 2021, following a 9.4% gain recorded in the previous month. Halifax (+16.9%) recorded the ninth consecutive month of double-digit gains over the same previous months.  In the 11-city composite index, year-over-year housing prices grew fastest in Ottawa-Gatineau (+19.6%). Compared to January 2020, home prices were down in Calgary (-0.5%).
