NEW HOUSING PRICE INDEX, APRIL 2021

Month-over-month (Apr 2021 vs Mar 2021)

In Nova Scotia, the price of new housing increased 1.9% from the previous month. Nationally, prices were up 1.9%. New home prices posted gains in 22 out of 27 census metropolitan areas (CMAs) surveyed.

The largest month-over-month increase was in Quebec (+5.6%) while Saskatchewan posted the lowest gain at 0.4%.

Year-over-year (Apr 2021 vs Apr 2020)

Nos Scotia’s new housing prices increased 11.6% from the previous year in April. Nationally, prices were up 9.9%, the largest year-over-year increase since February 2007. All provinces posted gains led by Quebec (+15.3%).

Year-to-date (Jan-Apr 2021 vs Jan-Apr 2020)

Nova Scotia’s new housing prices were up 9.3%, above the national average of 7.6%. Quebec (+10.4%) saw the fastest growth while Saskatchewan (+1.7%) reposted the smallest increase.

Census Metropolitan Areas

Year-over-Year (Apr 2021 vs Apr 2020)

New house price growth among Census Metropolitan Areas was fastest in Ottawa (+23.7%) and Kitchener-Cambridge-Waterloo (+21.9%). The slowest growth was in Sherbrooke (+0.1%). Nova Scotia's CMA, Halifax, reported an 11.6% increase.

Year-to-date (Jan-Apr 2021 vs Jan-Apr 2020)

In Halifax, new housing prices increased 9.3% in the first quarter of 2021 when compared to same period last year. New house price growth among Census Metropolitan Areas was fastest in Ottawa (+17.9%) and Kitchener-Cambridge-Waterloo (+17.0%). The slowest growth was in Sherbrooke (+0.1%) and Regina (+0.3%).
