US HOUSING STARTS AND BUILDING PERMITS, FEBRUARY 2022

Monthly (February 2022 vs January 2022, seasonally adjusted annualized rates)

According to the US Census Bureau and the US Department of Housing and Urban Development, residential building permits declined 1.9% to a seasonally adjusted rate of 1,859,000 permits in February 2022. Permits for single unit structures were down 0.5%, permits for structures with 2 to 4 units were down 3.5%, and permits for structures with 5 units or more were down 4.5%.

Compared to January 2022, US housing starts rose 6.8% to a seasonally adjusted rate of 1,769,000.  Single dwelling unit starts were up 5.7% and starts for structures with 5 or more units were up 0.8%

Year-over-year (February 2022 vs February 2021, seasonally adjusted annualized rates)

Compared to February 2021, residential building permits increased by 7.7%.  Permits for single unit structures were up 5.4%. Permits for structures with 2 to 4 units increased 14.6%.  Permits for structures with 5 units or more increased 12.0%.

Compared to the same month in 2021, US housing starts increased 22.3% in February 2022.  Starts for single unit structures were up 13.7%, while starts for structures with 5 or more units increased 37.3%.            

Year-to-date (January-February 2022 vs January-February 2021, seasonally adjusted annualized rates)

Year-to-date, building permits increased 4.0% over the same period last year. Permits for single unit structures increased 0.3%, permits for structures with 2 to 4 units increased 8.7%, and permits for structures with 5 units or more were up 11.8%.

Housing starts are up 11.5% over the first two months of 2021. Starts for single unit structures increased 6.9% and starts for structures with 5 or more units rose 19.7%.
