June 20, 2025NEW HOUSING PRICE INDEX, MAY 2025 Monthly (May 2025 vs April 2025)
Nova Scotia new housing prices grew 0.79% from April to May 2025. Nationally the price of new houses declined 0.24%, with three provinces reporting declines. Ontario posted the largest decline and Manitoba posted the largest gain, with four provinces reporting no change month-over-month.
Year-over-year (May 2025 vs May 2024)
Nova Scotia’s new housing prices increased 4.8% from May 2024 to May 2025. Nationally, prices were down 1.0%.
New housing prices increased year-over-year in six provinces, led by Nova Scotia. Prince Edward Island, Ontario and British Columbia reported declines, led by Ontario. Alberta had no change in new housing prices.
Halifax new home prices increased 4.8% year-over-year in May 2025. Among Census Metropolitan Areas, new housing prices were down year-over-year in thirteen cities, with London and Toronto reporting the largest declines. Québec City and Halifax reported the largest year-over-year gains.
Year to date (January-May 2025 vs January-May 2024)
In the first five months of 2025, Nova Scotia's new housing price index was 4.3% higher compared to the same period in 2024, the largest increase among provinces. Nationally, new housing prices were down 0.3% year-to-date with gains in seven provinces. Year-to-date declines in new housing prices were lead by Ontario.
Halifax new housing prices were up 4.3% in January-May 2025 compared to January-May 2024. The fastest growth among CMAs was in Québec City and the fastest decline was in London.
