HOUSING STARTS, JUNE 2025

Monthly (June 2025 vs May 2025, seasonally adjusted annualized rate)

Nova Scotia’s housing starts (seasonally adjusted annualized rate) totalled 9,375 units in June 2025. This was a 3.0% decline from the previous month's revised value of 9,662 starts.  

Housing starts in Halifax declined to a seasonally adjusted annualized rate of 5,522 units in June 2025, down 16.8% from 6,639 units in May 2025.

Outside of Halifax, housing starts rose to a seasonally adjusted annualized rate of 3,853 units in June 2025, up 27.5% from 3,023 units in May 2025.

Across Canada, housing starts rose to a seasonally adjusted annualized rate of 283,734 units in June 2025, up 0.4% from 282,705 units reported in May 2025. 

Housing starts were down in six provinces in June 2025, with the fastest percentage decline in Manitoba. British Columbia reported the fastest monthly gain in housing starts. (Note: monthly changes in seasonally adjusted annualized housing starts are often volatile).

Year-over-year (June 2025 vs June 2024, seasonally adjusted annualized rate)

Nova Scotia's housing starts were down 22.1% compared with the 12,038 unit pace set in June 2024. Halifax housing starts were down 38.9% from their rate in June 2024 (9,034). Housing starts outside the city were up 28.3% year-over-year from their pace in June 2024 (3,004). Across Canada, housing starts were up 17.5% year-over-year in June 2025 with gains in five provinces. British Columbia reported the largest year-over-year gain in housing starts in June. Manitoba reported the steepest decline in housing starts year-over-year.

In unadjusted results for Halifax in June 2025, there were 500 housing starts and 444 completions. The stock of units under construction rose to 11,580 units in Halifax from the previous month, up 4.2% from units under construction in the same month last year (11,117).  

Year-to-date (January-June 2024 vs January-June 2025)

Nova Scotia housing starts have declined 1.5% in the first half of 2025 compared to the same period a year ago. Halifax housing starts have declined 5.7% in January-June 2025 compared to the same period a year ago, while housing starts in the rest of Nova Scotia rose 10.6%. Nationally, housing starts grew 2.3% in the first six months of 2025, with gains in six provinces. Saskatchewan posted the largest gain while Ontario posted the fastest decline in housing starts.  

Quarterly (Q2 2025 vs Q2 2024)

There were a total 2,717 housing starts in Nova Scotia in Q2 2025. This was up 15.1% from 2,360 in Q2 of 2024.   

 Starts for single detached dwellings rose 13.8% from 549 units in Q2 2024 to 625 units in Q2 2025.

Starts for multiple dwelling units also grew, rising by 15.5% from 1,811 in Q2 2024 to 2,092 starts in Q2 2025.
