August 19, 2025US HOUSING STARTS AND BUILDING PERMITS, JULY 2025 Month over month (July 2025 vs June 2025, seasonally adjusted annualized rates)
Compared to the previous month, US housing starts were up 5.2% to a seasonally adjusted annualized rate of 1,428,000 units. There were increases in single unit starts (+2.8%) and increases in multi-unit dwelling starts (+9.9%).
The number of residential building permits were down 2.8% to a seasonally adjusted annualized rate of 1,354,000 units. Permits were up for single units (+0.5%), while multiple unit permits decreased 8.2%.
Year over year ( July 2025 vs July 2024)
Compared to the same month last year, US housing starts were up 12.9%, with increases in single unit starts (+7.8%) and increases in multi-unit starts (+24.1%).
Residential building permits were down 5.7% year-over-year, with decreases in single units (-7.9%) and decreased for permits in multi-unit structures (-1.4%).
Year-to-date (January-July 2025 vs January-July 2024)
In the first seven months of 2025, US housing starts were up 1.4%, with declines in single unit starts (-4.3%) and increases in multi-unit starts (+17.9%).
Residential building permits were down 3.9% year-to-date, with decreases in both single units (-5.5%) and multi-unit structures (-0.7%).
Note: multi-unit refers to structures with 2-4 units as well as structures were more than 5 units.
