US HOUSING STARTS AND BUILDING PERMITS, JANUARY 2025

Month over month (January 2025 vs December 2024, seasonally adjusted annualized rates)

Compared to the previous month, US housing starts were down 9.8% to a seasonally adjusted annualized rate of 1,366,000 units. There was a large decline in multi-unit dwelling starts (-13.5%), and a smaller decrease in single unit starts (-8.4%).

The number of residential building permits edged up 0.1% to a seasonally adjusted annualized rate of 1,483,000 units. Permits were unchanged for single units, while multiple unit permits rose 0.2%.

Compared to the same month last year, US housing starts were down 0.7%, with decline in single unit starts (-1.8%) partially offset by a rise in multi-unit starts (+2.2%).

Residential building permits were down 1.7% year-over-year, with decreases in single units (-3.4%) partially offset by a rise for permits in multi-unit structures (+2.1%).  

Note: multi-unit refers to structures with 2-4 units as well as structures were more than 5 units.
