March 21, 2025NEW HOUSING PRICE INDEX, FEBRUARY 2025 Monthly (February 2025 vs January 2025)

Nova Scotia new housing prices rose 3.78% from January to February, the largest gain since May 2007. Nationally the price of new houses grew 0.08%, with the largest gain in Nova scotia and Newfoundland and Labrador, and the only decline in Alberta. New housing prices were unchanged in Prince Edward Island, New Brunswick, and Manitoba.
Year-over-year (February 2025 vs February 2024)
Nova Scotia’s new housing prices increased 5.2% from February 2024 to February 2025. Nationally, prices were up 0.1%.

New housing prices increased year-over-year in seven provinces, led by Nova Scotia. Ontario and British Columbia reported the only declines. New housing prices were unchanged in Prince Edward Island.

Halifax new home prices increased 5.2% year-over-year in February 2025. Among Census Metropolitan Areas, new housing prices were down year-over-year in twelve cities, with London and Sherbrook reporting the largest declines. Québec City, Halifax, Saskatoon, and Calgary reported the largest year-over-year gains.

Year to date (January-February 2025 vs January-February 2024)
In the first two months of 2025, Nova Scotia's new housing price index is 3.3% higher compared to the same period in 2024. Nationally, new housing prices were up 0.1% year-to-date with gains in 7 provinces, led by Alberta, Nova Scotia, and Saskatchewan. Year-to-date new housing prices were down in Ontario and British Columbia. New housing prices were unchanged in Prince Edward Island.

Halifax new housing prices were up 3.3% in January-February 2025 compared to January-February 2024. The fastest growth among CMAs was in Québec City and the fastest decline was in London.
