September 23, 2025NEW HOUSING PRICE INDEX, AUGUST 2025 Monthly (August 2025 vs July 2025)

New housing prices in Nova Scotia and the other Atlantic provinces were unchanged from July to August 2025. Nationally the price of new houses declined 0.32%, with three provinces reporting declines and three provinces reporting growth from the previous month. Alberta posted the largest decline and Saskatchewan posted the largest increase.
Year-over-year (August 2025 vs August 2024)
Nova Scotia’s new housing prices increased 4.8% from August 2024 to August 2025. Nationally, prices were down 1.7%.

New housing prices increased year-over-year in seven provinces, led by Nova Scotia. Ontario, Alberta and British Columbia reported declines.

Halifax new home prices increased 4.8% year-over-year in August 2025. Among Census Metropolitan Areas, new housing prices were down year-over-year in fourteen cities, with Toronto and London reporting the largest declines. Québec City and Halifax reported the largest year-over-year gains.

Year to date (January-August 2025 vs January-August 2024)
In the first eight months of 2025, Nova Scotia's new housing price index was 4.5% higher compared to the same period in 2024, the fastest increase among provinces. Nationally, new housing prices were down 0.7% year-to-date with gains in eight provinces. Year-to-date declines in new housing prices were reported in Ontario (fastest) and British Columbia.

Halifax new housing prices were up 4.5% in January-August 2025 compared to January-August 2024. The fastest growth among CMAs was in Québec City and the fastest declines were in London and Toronto.
