NEW HOUSING PRICE INDEX, OCTOBER 2025

Monthly (October 2025 vs September 2025)

New housing prices in Nova Scotia increased 0.39% from September to October 2025. Nationally the price of new houses declined 0.41%, with four provinces reporting declines and four provinces reporting no change from the previous month. Nova Scotia and Québec were the only provinces to report increases over September, while the fastest declines were in Manitoba and Ontario.

Year-over-year (October 2025 vs October2024) 

Nova Scotia’s new housing prices increased 4.9% from October 2024 to October 2025. Nationally, prices were down 1.8%.

New housing prices increased year-over-year in seven provinces, led by Nova Scotia. Ontario, Alberta and British Columbia reported declines. 

Halifax new home prices increased 4.9% year-over-year in October 2025. Among Census Metropolitan Areas, new housing prices were down year-over-year in fifteen cities, led by Edmonton and Toronto. Québec City and Halifax reported the largest year-over-year gains.

Year to date (January-October 2025 vs January-October 2024)

In the first ten months of 2025, Nova Scotia's new housing price index was 4.5% higher compared to the same period in 2024, the fastest increase among provinces. Nationally, new housing prices were down 0.9% year-to-date despite gains in seven provinces. Year-to-date declines in new housing prices were reported in Ontario (fastest), British Columbia and Alberta.

Halifax new housing prices were up 4.5% in January-October 2025 compared to January-October 2024. The fastest growth among CMAs was in Québec City and the fastest declines were in London and Toronto.
