US HOUSING STARTS AND BUILDING PERMITS, DECEMBER AND ANNUAL 2025

Month over month (December 2025 vs November 2025, seasonally adjusted annualized rates)

Compared to the previous month, US housing starts were up 6.2% to a seasonally adjusted annualized rate of 1,404,000 units. There were increases in single unit starts (+4.1%) and in multi-unit dwelling starts (+11.3%).

The number of residential building permits were up 4.8% to a seasonally adjusted annualized rate of 1,455,000 units. Permits were down for single units (-1.7%), while multiple unit permits were up 16.7%).

Year over year (December 2025 vs December 2024)                                                             

Compared to the same month last year, US housing starts were down (-7.3%), with decreases in single unit starts (-9.0%) and multi-unit starts (-3.0%).

Residential building permits were down (-1.7%) year-over-year, with decreases in single units (-10.9%) and increases in multi-unit structures (+16.9%).

Annual (2025 vs 2024) 

                        

US housing for starts were down 0.6% to 1,358,700 units in 2025, as increases in multi-unit starts (+17.4% to 415,700 units), were more than offset by declines in single unit starts (-6.9% to 943,000 units).

Residential building permits were down 3.5% to 1,426,200 units in 2025.  Increases in multi-units (+4.2% to 516,900 units), were outweighed by decreases for single unit structures (-7.4% to 909,300 units).

                    

Note: multi-unit refers to structures with 2-4 units as well as structures were more than 5 units.
