March 12, 2026US HOUSING STARTS AND BUILDING PERMITS, JANUARY 2026 Month over month (January 2026 vs December 2025, seasonally adjusted annualized rates)

US housing starts were up 7.2% from December to January, rising to a seasonally adjusted annualized rate of 1,487,000 units. The 29.9% increased in multiple-unit starts offset the 2.8% decline in single dwelling unit starts.
The number of residential building permits were down 5.4% to a seasonally adjusted annualized rate of 1,376,000 units. Permits were down more for multiple units (-12.4%) than for for single units (-0.9%).

Year over year (January 2026 vs January 2025)
Compared to the same month last year, US housing starts were up (+9.5%), with increases in multiple unit starts (+54.2%) only partially offset by the decline in single unit starts (-6.5%).
Residential building permits were down (-5.8%) year-over-year, with decreases in single units (-11.6%) and increases in multi-unit structures (+6.6%).
Note: multi-unit refers to structures with 2-4 units as well as structures were more than 5 units.
