August 26, 2026CANADIAN HOUSING STATISTICS PROGRAM, 2024 Today Statistics Canada released new data from the Canadian Housing Statistics Program on non-resident ownership and residential property assessment values.
In 2024 non-residents owned 3.2% of residential properties in Nova Scotia, down from 3.5% in 2023 and 3.6% in 2022. Among the provinces shown, Nova Scotia had the second-highest share of non-resident ownership, behind Prince Edward Island (3.6%) and ahead of British Columbia (2.8%), New Brunswick (2.4%) and Ontario (2.0%).
Non-resident ownership declined across all residential property types between 2022 and 2024. The largest shares remained among vacant land (6.6%) and condominium apartments (4.5%). Ownership shares fell for vacant land (7.3% in 2022), condominium apartments (5.5%), single-detached houses (2.7%) and semi-detached houses (1.8%).
Non-resident ownership continued to vary considerably across Nova Scotia in 2024. Halifax Regional Municipality recorded a non-resident ownership share of 1.9%, below the provincial average. Higher shares were observed in several rural and coastal areas, including Richmond Subdivision B (12.7%), Inverness Subdivision C (10.6%), Shelburne Municipal District (9.9%) and St. Mary's Municipal District (9.1%).
The median assessed value of residential properties in Nova Scotia was $216,000 in 2024. Assessment values remained highest in Halifax Regional Municipality ($412,000), Wolfville ($391,000), Mahone Bay ($359,000) and Lunenburg ($353,000). Lower median values were reported in several rural regions, including St. Mary's Municipal District ($62,900) and Guysborough Municipal District ($69,600).
