US HOUSING STARTS AND BUILDING PERMITS, APRIL 2024

Month over month (April 2024 vs March 2024, seasonally adjusted annualized rates)  

US housing starts increased 5.7% to a seasonally adjusted annualized rate of 1,360,000 units. There were decreases in single unit starts (-0.4%), and increases in  multi-unit starts (+31.4%).

The number of residential building permits decreased 3.0% to a seasonally adjusted annualized rate of 1,440,000 units. Permits were down for single units (-0.8%), up for structures with 2-4 units (+7.7%), and down for multi-unit structures with more than 5 units (-9.1%).

Compared to April 2023, US housing for starts were down 0.6%, with increases in single unit starts (+17.7%) and starts for structures with 5 or more units were down (-32.9%).

Residential building permits were down 2.0%, with increases in single units (+11.4%), down in structures with 2-4 units (-12.5%) and down in structures with 5 or more units (-23.0%).  

Year-to-date (January-April 2024 vs January-April 2023, seasonally adjusted annualized rates)   

Compared to January-April 2023, US housing for starts were up 1.7%, with increases in single unit starts (+25.4), and down for multi-unit starts (-36.3%).

Residential building permits were down 0.5%, with increases in single units (+22.0%), decreases in structures with 2-4 units (-4.8%) and declines in structures with 5 or more units (-29.7%).
