NEW HOUSING PRICE INDEX, MAY 2024

Monthly (May 2024 vs April 2024)

Nova Scotia's new housing prices grew 1.1% in May compared to the previous month - the fastest increase in new housing prices among provinces.  Nationally new housing prices were up 0.2% from the previous month with gains in 7 provinces.  Ontario reported the only decline in new housing prices while prices for new housing were unchanged in New Brunswick and Prince Edward Island.

Year-over-year (May 2024 vs May 2023) 

Nova Scotia’s new housing prices increased by 0.2% from May 2023 to May 2024, the first year-over-year increase after 12 months of declines.  Nationally, new housing prices were unchanged year-over-year, after 13 months of declines. 

New housing prices were up in 6 provinces, led by Alberta. Three provinces reported lower new housing prices compared with May 2023: Ontario, Manitoba and Saskatchewan.  New housing prices were unchanged in Prince Edward Island.

Halifax new home prices increased 0.2% year-over-year in May 2024. Among Census Metropolitan Areas, the largest year-over-year gains were in Trois-Rivières and  Calgary while Ottawa reported the sharpest year-over-year decline in new housing prices.

Year to date (January-May 2024 vs January-May 2023)

In the first five months of 2024, Nova Scotia's new housing price index is 1.0% lower compared to the same period in 2023. Nationally, new housing prices were down 0.3% year-to-date with declines in 5 provinces (largest decline: Saskatchewan).  Year-to-date new housing prices were up the most in Alberta.

Halifax new housing prices were down 1.0% in Jan-May 2024 compared to Jan-May 2023. The fastest growth among CMAs was in Calgary and Québec City and the fastest decline was in Ottawa.
