NON-RESIDENTIAL CONSTRUCTION INVESTMENT Q3 2018

Nova Scotia's non-residential building construction investment (seasonally adjusted) was $170.8 million in the third quarter of 2018. This was 1.7 per cent lower than the previous quarter owing to a decrease in, the largest component, commercial (-6.9%) and institutional and governmental (-11.2%) offsetting an increase in industrial (27.4%).

Compared to the same quarter last year (Q3 2017), non-residential building construction increased 5.9 per cent. Activity was higher in the industrial sector by 28.7 and increased 13.1 per cent in commercial sector. Compared to Q3 2017, institutional and governmental was lower by 41.8 per cent.

Halifax non-residential building construction was down 8.9 per cent compared to the previous quarter due to lower activity in all three subsectors. Outside of Halifax, non-residential building construction increased 8.7 per cent in the quarter with higher activity in the industrial sector which was up 30.6 per cent.

For the first three quarters of 2018 compared to the first three quarters of 2017, non-residential building construction is up 12.5 per cent or $57.1 million in Nova Scotia. The increase is accounted for with a gain in commercial (+$63.3 million) and industrial (+$7.9 million) offsetting a decline in institutional and governmental (-$14.1 million). Non-residential building construction in Halifax is up 25.4 per cent while outside of Halifax it is down 1.5 per cent.

In Canada, non-residential building construction increased in the third quarter of 2018 (+0.9%), the sixth consecutive quarterly gain. The commercial and industrial components continued to increase while institutional building construction declined for the second quarter in a row. Industrial building increased in Quebec for farm buildings, manufacturing plants, and maintenance garages, workshops and equipment storage. British Columba growth was led by office buildings and Alberta had increases in utility buildings, manufacturing plants and warehouse and storage. Ontario reported the largest quarterly decline (-$53.7 million) with lower spending on hospitals and health care centres, nursing homes, and penitentiaries detention centres and courthouses within the institutional sector. Seven provinces report higher non-residential building construction in Q3 2018.

Compared to the third quarter of 2017, Canadian non-residential building construction was up 5.6 per cent.  Seven provinces have higher non-residential construction activity while Prince Edward Island, Saskatchewan and Alberta reported lower levels of activity than a year ago.

 

Comparing the first three quarters of the year with the first quarters of last year, non-residential building construction is 7.3 per cent higher in Canada and 12.5 per cent higher in Nova Scotia. Six provinces are reporting increases in non-residential building construction while there has been lower activity in Prince Edward Island and the Prairie provinces.
